We accomplish this by providing an easy to use site that flows well and by offering free tools that lets users have access to their own dashboard where they can create & save searches, receive email updates on properties and more. Now days real estate websites also have to be easy to use on handheld devices. With up to 70% or more of our web traffic coming from mobile devices, we realize the importance of having very mobile friendly websites so site users can view our properties on the go.

Social Media Marketing

When more than 80% of people use Facebook to read posts and watch videos, it only makes sense to promote out clients listings there and across all social media platforms. Each week we regularly post our New Listings, Listing Changes, videos and status updates on properties.

Email Campaigns

We perform email campaigns to further maximize our marketing efforts on your property. We regularly send our Monthly Featured Listings, which is basically an email blast containing all our listings. In addition to that, we do email campaigns for New Listing Announcements and Price Reductions. Our database contains everyone who has signed up to use our sites over the years, other agents & brokers, developers and investors.

Incoming Marketing

A great way to engage potential buyers is through media sources such as email campaigns, video sharing, social media posts and blog post about properties. Once you post or share the media sources I just mentioned above, they continue to appear in searches and can be discovered by potential buyers for months and years to come. This can continue indefinitely or until the post or video is no longer active. It’s a nice long term way to keep properties appearing in internet searches.

Marketing & Listing on MLS

Longhorn Realty is a member of three MLS Associations: Austin MLS, Central Texas MLS and Highland Lakes MLS. Only Texas licensed Realtors in good standing and with active MLS memberships can post listings on a Texas MLS. Through an IDX feed subscription our Longhorn Realty’s website shows all of Austin MLS’s listings. Any broker or agent with an IDX feed subscription can also show MLS listings on their site. What this means for you, not only does your listing show on Longhorn Realty’s site, but also on 1000s of other broker and agents sites with IDX feeds.

Besides the incredible exposure that MLS provides your listing. MLS also syndicates your listing to big national sites such as Zillow, Realtor.com, Trulia and many, many more.

Syndication

MLS, as well as some of the paid sites we use, syndicates your listing to a massive amount of other real estate related websites. For example when we post your listing on Austin MLS it syndicates to dozens of other real estate websites. This includes big national names like Zillow, Realtor.com, Trulia, The Wall Street Journal, Mansion Global and many more for that all-important national and international exposure.

Traditional Residential Marketing

The low tech process of picking up the phone and calling our real estate contacts to sell a property still gets deals done at Longhorn Realty. Many deals are made each year through our network of real estate professionals and our database of buyers and investors. We also reach out directly with personal emails to people we feel might can get a deal done, which may be considered old school by todays standards, but it works!

Advertising with Signs

It’s a great idea to highlight some of the main features of a property by using riders with for sale signs. A rider stating a property has a “pool” or “view” may spark just enough interest to get potential buyers to take the next step to see the property. Signs can provide up to 10% of our inquiries on listings and its an opportunity that shouldn’t be missed.
